    Building insurance and renter's insurance

    A landlord's property policy is built to cover the building and the owner's fixtures, subject to that policy. It does not cover a tenant's furniture, clothes, electronics, cash, or a guest's belongings.

    Tenants should carry renter's insurance for their own property and for liability to guests. Proof of a policy should be in place before keys are released, and the policy should stay in force during the tenancy.

    This does not reduce a housing provider's legal duties on habitability or required safety devices.
