A market opinion or set of comps is a snapshot of recent sales. It is not an appraisal. It is not a guarantee of sale price, offer price, or days on market.

You choose the list price or the offer price. Lorenzo can show comparable sales and explain the range. You decide whether to list or offer above, inside, or below that range.

Condition, permits, financing, credits, and inspection results can make two similar houses sell for different prices. New sales the next week can change the picture.

If you want a licensed appraisal, hire an appraiser. A real estate broker is not an appraiser.
