Zillow is a starting point. It is not what a buyer in Bakersfield will pay.
In Kern County, the median listing price has been hovering near $410,000. Closed sales often come in lower than the ask. Well-priced houses still move. Overpriced houses sit, then get cut, then sell for less than they would have on week one.
That gap is where sellers lose equity.
Three things decide your number here:
- What similar houses actually closed for in your zip code, not what they asked.
- Condition. Buyers in 2026 walk from deferred maintenance.
- How the house shows the first 14 days. After that, the listing gets stale.
If your online estimate is $450,000 and the last three sold comps on your street closed at $405,000–$420,000, the market already voted. Listing at the Zillow number usually means extra days on market and a cheaper final price.
